Flexiroom Cancellation Policies
Flexiroom Host’s select the cancellation policy that best suits them.
  • When a booking has been confirmed, the policy is equally binding for both Host and Guest. Host cancellation policies for each listing are openly visible to make Guests aware of the terms they will be bound by when a booking is confirmed.

Cancellation Policy - Flexi:
  • For a full refund, the Guest's cancellation must be made 48 hours before the check-in (12 noon local time)
  • If a Guest cancels their booking at any time, Flexiroom reserves the right to charge a fee worth 15% of the total booking value
Cancellation Policy – Semi-Flexi:
  • For a full refund, the Guest's cancellation must be made no less than 72 hours before the planned check-in (12 noon local time)
  • If a Guest cancels their booking at any time, Flexiroom reserves the right to charge a fee worth 15% of the total booking value
Cancellation Policy – No Flexi:
  • For a 50% refund, the Guest's cancellation must be made 1 week before the planned check-in (12 noon local time)
  • If a Guest cancels their booking at any time, Flexiroom reserves the right to charge a fee worth 15% of the total booking value
Cancellations by Hosts
  • In the interests of fairness, the Host will be charged a penalty fee worth 15% of the value of the cancelled booking. Flexiroom will deduct this charge from the Host’s next booking.
  • The Guest will receive a full refund of their payment including fees. In addition, Flexiroom will do everything possible to find the Guest alternative accommodation.
For any cancellation the following terms always apply:
  • Any complaints about the room must be made within 24 hours following check-in
  • A cancellation of any booking is only official when you have received a cancellation confirmation email from Flexiroom
  • Flexiroom will mediate between any disputes and reserves the right to decide finally and conclusively on such disputes
How to cancel a booking:
  • All booking cancellations can only be processed by Flexiroom. Therefore, we kindly ask you to write an email to info@flexiroom.co.uk to inform us about your plans to cancel your booking.
